The building consists of 24 stories, complemented by four levels of basement parking. Notably, the pool facilities are located on Level 22, while the gym is situated on the mezzanine level, just above the foyer entry. A little odd its split, but is what it is. The apartment floor plate undergoes a transformation at Level 7, transitioning from four units with 2 x 2 Bed Units and 2 X 3 bed Units per floor, to 2 x 2 Bed Units and 2 X 2 bed + MPR Units per floor before another transformation to penthouse layouts starting at Level 16. Given the relatively compact lot size, innovative design solutions are essential to optimize the limited floor space.
From Levels 1 to 7, the layout features two unit types that are oriented in a mirrored fashion, with east and west configurations. The east-facing units, comprising three bedrooms and two bathrooms, exhibit a thoughtful design that includes a dedicated entry, a separate laundry area, and ample storage. Noteworthy features include a full-sized bath and generous WIR in the main bedroom; however, the second bathroom is compact size and the placement of the door to Bedroom 2, which opens directly into the living space, may warrant reconsideration.
The west-facing units are designed as two-bedroom configurations and are generally well-planned. Although the orientation towards the east is advantageous, the architectural return between the east and west configurations appears inefficient and may present maintenance challenges. It is assumed that this design is a result of town planning considerations to justify this encroachment. Nonetheless, the design lacks a dedicated entry, leading as it opens directly into the living area, and the kitchen layout requires refinement due to its constrained dimensions. Additionally, the bedrooms offer insufficient protection from the western sun.
As we ascend through Levels 9 to 15, a captivating transformation unfolds in the design of the east-facing units. Here, the two-bedroom layouts are thoughtfully enhanced, featuring expanded balconies that invite the outdoors in. These units now include a multipurpose room, ideally suited for a home office as the size is restrictive. In contrast, the west-facing units maintain their original design, providing a sense of consistency amid the lack of innovation.
Moving up to Levels 16 to 20, the design takes another bold step. The west two-bedroom units remain, while the east units are reimagined as a spacious three-bedroom residences, complete with a dedicated media room, ensuited bedrooms, and addition of a powder room to serve visitors. Its a well planned apartment, apart from the non screen entrance and location of bedroom 3 Door. I guess this works if you have young children and want constant connection.
Finally, on Level 22, we witness an intriguing update: two two-bedroom units are replaced by luxurious three-bedroom counterparts. These new units feature private plunge pools and BBQ areas, designed over two levels for ultimate relaxation and entertaining. However the exposure to the west for 2 bedrooms and the main living area are not resolved. Meanwhile, the east penthouse retains its original charm from below. However in this case has the pool deck immediately above.
In summary if you were buying to live id recommend the 3 bedroom apartments on levels 3 to 6. Or the 3 bedroom Units on Level 16 to 20. In saying this please consult my general advice on apartment living, or reach out for more details.
